Residential-Ready to Sell Your Home?

Selling a house can be very exciting but it can also be quite tiring; and, at some point if it does not sell fairly quickly, can be frustrating. Knowing what to expect when selling your home can help greatly in preparing you for the process and help ensure a more pleasant and successful experience. Your Realtor™ is the best source of information for you but in general you can expect the following 4 steps:

  1. Getting Your Home Ready to Sell,
  2. Making Your Home Available to Buyers,
  3. Showing Your Home, 
  4. Participating in the Sales Contract Process & Closing on the Sale.

Getting Your Home Ready to Sell | Your realtor can tell you what is the best month/season for your area but in general expect the strongest Real Estate Market for each year to start in the Spring and wind down in the late Fall. Keep in mind most people do not want to move over holidays or when school is starting or letting out. So, work with your Realtor™ (Broker or Agent) to figure out when to list your home for sale on the market and for How Much. Keep in mind, if you price your home too high….it will take longer to sell or may not sell at all. Then…working backwards about 4 weeks, do the following.

  1. De-clutter, put stuff in storage, pickup those convenient but unsightly piles, etc.
  2. Clean, clean, clean.
  3. Spruce of things a bit, maybe some fresh paint, light decorating, etc. But…do not go overboard. Your Real Estate Professional can advise you on what will help you sell your home and what may not. You do not want to waste time and money doing things to your home which may not help, or heaven forbid, may make things worse. 
  4. Have a frank discussion with your Agent/Broker about how to safeguard fragile and particularly valuable items.

Making Your Home Available to Buyers | This step involves listing your home on local Multiple Listing Service (MLS) which announces to buyers and other Real Estate Professionals that your home is For Sale. Expect your home to also appear on a number of public websites such as Realtor.com. This helps maximize the number of people who become aware your home is For Sale. Your Real Estate Broker/Agent will also make arrangements to place a Real Estate For Sale Sign somewhere at the front of your home or property and will place a Lock Box which holds a spare key to you home on or near your Front Door. Only licensed professionals have access to the lock box. If for any reason you do not want to have your home listed on the MLS, have a For Sale Sign or Lock Box, talk with your Realtor™ right away. These are important tools for increasing the chances of selling your home but you may have questions or concerns which need to be addressed. In general you want to make it easy for other Brokers and Buyers to see your home even if you aren’t present. If there is no lock box on a home, many Brokers will not show the home…especially in a busy or “hot” market.

Showing Your Home| In the For Sale Listing on the MLS your Real Estate Professional will give instructions to other Brokers about showing your home. It is usually best for you NOT to be home during showing so that Buyers can feel more comfortable and talk more freely with their Agents about your home. If you do have to be home when prospective buyers come for a showing, step outside if you can and allow them free access throughout the home/property. Be patient, unless the market is a Strong Seller’s Market, it can take several weeks if not months on the market to find a buyer for your home. The average days on market (DOM) can be 60-90 days in a normal real estate market. Meanwhile, don’t lose patience, keep your home clean, clean, clean, pickup after children and pets and be cooperative as much as possible with all showings; and, stay connected with your Broker or Agent and allow them to guide you.

Participating in the Sales Contract & Closing Process | Congratulations!! You have accepted an offer on your home. Now, it is time to participate in the Real Estate Sales Contract and Closing Process. Let your RealtorTM guide you through this process, but in general you can expect the following. The new Buyers will want to have professional inspection(s) of the home and its systems. Do not be concerned, this is normal. If the inspectors find any issues of concern, there is a process in the contract for discussing and resolving issues found during the inspection(s). The Buyer will likely need to secure financing so there will also be a Lender Appraisal inspection with possible follow-up inspections. Once the inspections are complete and Buyer contingencies have been satisfied, all parties can proceed to closing. The Closing Agent, usually a Title Company Professional or in some cases an Attorney, will contact you to make an appointment to come in and sign paperwork. Usually within just a day or two of signing, your property will close escrow. Meanwhile, it is important to note you as the Seller have an obligation to keep the home up and make sure it is in good shape for the new buyer, e.g. water the flowers and keep up the lawns, etc. This is often a condition of the Sales Contract and simply put, it is the right thing to do.
